Cash Buyers in Greenwood SC for Owners Who Are Tired of Managing From a Distance

I've renovated a small multifamily building in Greenwood. If you own a house, a duplex or a tired rental here, I'll look at it myself and tell you what I see.

Here’s a call I get more than you’d think. Someone owns a property in Greenwood, they live in Columbia or Charlotte or another state entirely, and every repair request turns into a two-hour drive or a contractor they’ve never met.

They aren’t desperate. They’re tired. And they want to know whether a real person will buy the place without a six-month circus.

If that sounds familiar, you’re in the right spot. I’m Ben Lovro, a South Carolina investor based in Lexington. I’ve worked a small multifamily renovation in Greenwood, so I know what the buildings here look like once the drywall comes off. When people search for cash buyers in Greenwood SC, I want them to find someone who has actually done the work in town.

Who I want to hear from in Greenwood

I buy as a principal. That means the person on the other side of the table needs to have the right to sell. In practice, that’s:

  • Owners on the deed, including families settling an estate through a personal representative.
  • Licensed agents holding a Greenwood listing that keeps stalling: the as-is house, the tenant-occupied duplex, the property that failed a buyer’s inspection.
  • Investors who already own something here and want out. Maybe the rental near Lander has turned over one too many times. Maybe the lake-area cabin project never got finished.
  • Partners in a written JV, where the roles were documented before anyone spent a dollar.

If you want to sell investment property in Greenwood SC that you own outright, you don’t need to dress it up. Send it as it sits.

Why Greenwood sellers pick a direct buyer

Greenwood is the county seat, with Lander University, Uptown Greenwood and Self Regional Healthcare all pulling people into town. Plenty of houses sell the normal way here. A direct sale makes sense when the property itself is the problem:

  • Multifamily with mixed condition. One unit is rent-ready, another hasn’t been touched in years. Retail buyers and many lenders get nervous.
  • Tenants in place. Showings around a tenant’s schedule are slow and awkward for everyone.
  • Deferred repairs. Roof, plumbing or electrical work you don’t want to manage from out of town.
  • Inherited property. Belongings inside, siblings with opinions, a house nobody lives in.

If your house is updated and you have time, list it. I’ll say that to your face. A real estate investor buying houses in Greenwood SC is a tool for certain situations, not the answer to every one.

What happens after you send it

Here’s the order I work in, so you know what to expect:

  1. You send the basics. Address, condition as you know it, who lives there, and any leases.
  2. I pull sold comps from Greenwood itself, not from Columbia or the lake. A house near Uptown and a house near the water are different markets.
  3. I walk it. Every unit on a multifamily. Not most of them. Every one.
  4. I give you a straight answer. Yes, no, or “here’s what would need to be true.” No promised price before I’ve seen it, and no promise I’ll buy.
  5. A closing attorney runs the closing. In South Carolina, an attorney handles title, the deed and the funds. My closing attorney explainer walks through why that protects you.

For investors and agents: a Greenwood SC cash buyer who answers

If you’re a licensed agent, I’d rather hear about your hardest listing than your easiest. Tell me what the inspection said. Tell me what scared off the last buyer. I can work with ugly facts. I can’t work with surprises.

If you’re an investor holding a Greenwood rental, bring the rent roll, the leases and a list of what you’ve replaced. That turns a vague conversation into a real one quickly. My buy box spells out what I look for statewide.

South Carolina’s 2024 law, for anyone holding a contract

If you’re not the owner and not licensed, read this before you contact me or any buyer.

In May 2024, South Carolina revised its Real Estate Practice Act. The statute now defines wholesaling as holding a contract to buy residential property from an owner and then marketing that property to another buyer before you take ownership. Marketing someone else’s property with an expectation of getting paid sits inside the definition of a broker, and brokers need a license. The Real Estate Commission’s November 2024 advisory reads “marketing” broadly enough to include Facebook groups, private email lists and even word of mouth.

I’m not your lawyer, and I won’t tell you which path fits you. Talk to a South Carolina real estate attorney first. My summary of the statute and the advisory lives at wholesaling in South Carolina. I buy as a principal and follow counsel, and I’d rather lose a deal than cut a corner.
